Renovation projects can be a real challenge, so here are our top ten tips to help you succeed:

1 Budget

The has to be the foundation of any renovation project!

Your renovation budget sets the stage for the entire project. You need to start by calculating a realistic amount you’re willing to spend and allocate it for different aspects like design, labour, materials, and unexpected costs that may arise when you're renovating. Budgeting tools and apps can simplify the tracking of expenses; there are many on the market so try and utilise one that's free. Remember to set aside at least 10–15% of your budget for unforeseen expenses and additions to your renovation as these always tend to change or products are always added on, and surprises during renovations are more common than you'd expect!

2 Scope of works and defining your vision

This will tend to outline the areas you plan to renovate and the specific changes you want to be implemented. Will you be adding new rooms as you go along as you may quite quickly realise there are other rooms that need updating too with finishes and perhaps modernising a kitchen or bathroom? A clear scope of works prevents project creep and ensures you stay within budget and timelines. This is the phase to decide if it’s a simple refresh or a full-scale remodel.

3 Timeline and scheduling for success

This is imperative and to plan this you’ll need some form of schedule. This helps create a realistic timeline which is essential for a smooth renovation. Consult your designer/contractors about lead times for materials and availability. If planned correctly, the materials should all be in stock realistically before you start your project to save delays with trades.

It's a common fact that if the materials are not in when the specific trade needs them they'll walk off to another job! That's why it is best to plan and get everything in place before you start. It's also wise to think which seasonal factors can also influence timelines – some projects are easier in summer than winter. Indoor renovations such as kitchens and bathrooms can be carried out generally anytime, but if there's only one bathroom it might be better in the warmer months. Loft conversions are best to start spring/summer as rainy season is likely to be more in the autumn/winter months.

4 Permits and regulations

These must be checked to avoid any legal pitfalls. Securing the necessary permits is crucial to avoid fines and complications down the road. These might be permits for skips on a road that has double yellow or red lines. Permits in London, for instance, are a must! It’s also wise to familiarise yourself with local building regulations, especially for structural changes or electrical works. A licensed contractor can often help with permits, saving you time and effort.

5 Design is all about bringing Your Vision to Life!

Invest time in planning the design or, even better, utilise the services of a designer. This will not only save you time, but they'll have the knowledge and trades to assist with your renovation. Whether you prefer a modern, minimalist look or a cozy, traditional aesthetic, consider the layout, finishes and colour scheme carefully as these are all factors that a designer considers. 6 Contractors

7 Materials and fixtures: choosing quality over quantity?

High-quality materials and fixtures ensure durability and add long-term value to your home. The common saying “Buy cheap, buy twice” is a prime example of purchasing lower-end products. It's best to purchase quality items for longevity and then save money on less-used items to stay with your design and vision for your project. From flooring to lighting, there are many factors to assess, but using sustainable-conscious options such as reclaimed wood or low-VOC paints can be both eco-friendly and stylish. Again, a designer is more than competent in assisting with these products.

8 Storage and organisation is all about maximising space

Incorporating smart storage solutions is a game-changer, especially for small spaces. Built-in cabinetry, modular furniture and creative shelving can optimise functionality while maintaining aesthetic appeal. Start with writing a list to assess your storage needs during the planning phase to avoid post-renovation clutter and delays.

9 Energy efficiency

As this is all we're talking about now, energy efficiency is a smart investment. Consider integrating renewable energy solutions such as solar panels for long-term savings as well as air-source heat pumps.

10 Contingency plan and preparing for the unexpected!

There's always something that pops its head up when renovating. These things are known as unforeseen works. Even the most meticulously planned renovations can tend to encounter challenges. Most common are the delays to hidden structural issues. Your contractor/designer will always advise to put a contingency sum aside for any of these delays. This is usually about 10–15% of your budget, but is usually set dependent on the project that's being completed. This will give you the flexibility to handle surprises without too much stress!
